Myth Buster #4 Habitat Homes are Only Sold to People of Color

Is this myth true? According to Habitat, race is not a determining factor of Habitat homeownership. However, due to Charlottesville’s history of racist and exclusionary zoning, many Charlottesville residents struggling with insufficient housing and unaffordable housing, are people of color. Why is that? We invite you to learn more through the following resources and by reading below for how Habitat residents must meet several criteria before becoming homeowners.

To qualify for the Habitat homeowner program, the applicant must meet the following criteria:

  1. Have lived or worked in the service area of Charlottesville, Albemarle, Louisa, and Greene for at least the past 12 months.

  2. Meet the income requirements of 25-60% of Area Median Income.

Additionally, future homeowners are evaluated on the basis of three primary factors:

  1. Housing Need - this is inclusive of insufficient housing, overcrowding, unsafe living conditions, and high rent (30% or more of total income)

  2. Willingness to partner with Habitat - this is inclusive of completing sweat equity hours, financial coaching, and attending homeownership classes.

  3. Ability to pay - This ensures homeowners are able to pay for their monthly mortgage through stable income and employment, good debt repayments, and good credit.
